The building at 116 S Grant Street was originally constructed by a local Developer for leasable office space in downtown Roseville. 19six (under the name Williams + Paddon) was the Architect of Record for the building shell and core. The building remained vacant for several years. Eventually, the building was sold, and building circulation corridors, tenant suites, drywall, acoustic ceilings, electric power and lighting systems, plumbing stub-outs, fire alarm, and fire sprinkler improvements were constructed by the new Owner. There is currently one tenant, the United States Postal Service, which occupies a portion of the first floor; the remainder of the building remains unoccupied.
After Roseville Electric’s purchase of the building, 19six was retained to develop a program for Roseville Electric’s space needs to accommodate the consolidation of Utility Billing and Customer Solution Division staff into one office suite at 116 S. Grant. The conceptual design included the Customer Service windows, reception, educational display, and public meeting space on the first floor, along with office spaces that span the first and second floors. The space plan reserves area for expansion of Roseville Electric’s office to fill the second floor in the future.
In the creation of the space plan, 19six proposed the removal of over half of the interior corridors on the second floor to minimize the space dedicated to circulation and create one contiguous office space while maintaining code required egress. The educational display is located at the most visible portion of the suite – along Grant Street and the walkway on the north side of the building between the parking garage and the Civic Center Plaza.
